What's different about buying out West?

  • New-build capital of Auckland. Hobsonville Point, Westgate, Red Hills and Whenuapai have thousands of new townhouses and terraces. New builds are exempt from some LVR deposit restrictions — often the fastest way into your first home.
  • Entry-level opportunity. Suburbs like Ranui, Sunnyvale and parts of Henderson offer some of urban Auckland's lowest entry prices — which also means First Home Loan price caps are genuinely usable out West.
  • KiwiSaver goes further. With lower entry prices, a decent KiwiSaver balance plus savings can reach a workable deposit sooner than in most of Auckland.
  • Off-plan purchases need care. Buying off-plan at Hobsonville or Westgate involves sunset clauses, progress timelines and lender pre-approval windows — we manage the finance side so settlement doesn't catch you out.

Is a new build at Hobsonville or Westgate easier to finance?

Often, yes. New builds are exempt from some Reserve Bank LVR deposit restrictions, so many lenders will accept a 10% deposit where an existing home would need more. Off-plan contracts add complexity though — approval windows, progress payments and valuations at completion — so get advice before you sign.

Can I use the First Home Loan to buy in West Auckland?

West Auckland is one of the areas where the First Home Loan price caps are most workable — entry-level homes in suburbs like Ranui, Sunnyvale and Glen Eden can fit under the caps, letting eligible buyers purchase with as little as 5% deposit.

What deposit do I need for a house in West Auckland?
