  • The growth corridor is real. Drury, Paerata and Pukekohe are among NZ's largest planned growth areas, with new motorway links and rail electrification — buying ahead of infrastructure has long-term upside.
  • First Home Loan caps work here. More South Auckland homes fit under the price caps than almost anywhere else in the region, so eligible buyers can genuinely purchase with a 5% deposit.
  • New-build advantage. Flat Bush, Takanini and Drury have thousands of townhouses where LVR deposit exemptions apply — often 10% deposit territory.
  • Family and multi-generation buying. Joint applications with parents or siblings, boarder income, and gifted deposits are common in the South — we know which lenders treat these structures most fairly.

South Auckland mortgage questions

Can I buy in South Auckland with a 5% deposit?

For eligible first home buyers, yes — the First Home Loan allows 5% deposits, and South Auckland has more homes under the regional price caps than most of the region. Income caps apply, and not every lender offers the scheme — we'll tell you if you qualify and which lender fits.

Can family income or boarders help me qualify?

Often, yes. Some lenders accept boarder income, joint applications with family, and gifted deposits — but each bank treats them differently. Presenting these the right way to the right lender can be the difference between approval and decline.

Is buying a new build in Flat Bush or Drury a good option?

New builds have real lending advantages — deposit exemptions under LVR rules and, for investors, exemption from some restrictions. Off-plan contracts need care around approval windows and settlement timing, which we manage with you.
