  • School zones drive demand. Homes zoned for Westlake, Rangitoto and Takapuna schools carry a premium and sell fast — pre-approval makes your offer credible when the right one comes up.
  • Auctions are common. Much of the Shore sells at auction, where your finance must be unconditional. We make sure your approval is solid before you bid.

How much deposit do I need to buy on the North Shore?

It depends on the property and your situation. Owner-occupiers can often buy with 10–20% deposit, and eligible first home buyers may qualify with 5% through the First Home Loan — though North Shore prices mean the price caps matter. New-build townhouses around Albany and Milldale can need less deposit than existing homes because they're exempt from some LVR restrictions.

Can you help with auction pre-approval?

Yes — and on the Shore it's essential. Buying at auction is unconditional, so we make sure your finance approval is watertight before auction day, including confirming the specific property is acceptable to your lender.
