East Auckland mortgage questions

How much deposit do I need for a Flat Bush townhouse?

If it's a new build, potentially just 10% — new builds are exempt from some Reserve Bank LVR restrictions. For existing homes, owner-occupiers typically need 10–20%, and eligible first home buyers may access 5% deposit lending through the First Home Loan where price caps allow.

Does a body corporate affect my mortgage application?

It can. Lenders review body corporate fees (which affect servicing calculations) and occasionally the body corporate's insurance and financial position. It's rarely a deal-breaker, but it should be factored in before you make an offer — we check this early.

We want to buy in the Macleans zone — how do we compete?

Zone properties move fast and often go to auction. The strongest position is a rock-solid unconditional-capable pre-approval, with your lender's property requirements confirmed in advance. We prepare that with you before you start bidding.
